RV Park monthly rates are based on a 30 day interval. 
AAA, AARP, Senior, and Military discounts are not applicable to RV site rates.

Reservations and Cancellations Policies

Deposits

Reservations made in advance require a 25% deposit, payable in advance by check or credit card.

Cancellations

We require a 14-day cancellation notice for cabins, and a 72-hour notice for rooms and RV sites.  If cancellation is made within the deadline, the 25% deposit paid at time of reservation will be fully refunded.  If cancellation is made after the deadline, the 25% deposit will be retained. 

If Ute Bluff is open for business, and you cancel after the cancellation deadline due to weather, natural disasters, or personal emergencies, your deposit will be converted to a credit on your account that can be used towards a future reservation. 

There will be NO refunds for no shows or early checkouts.

Discounts

For cabin and lodge guests only, AAA and AARP members receive a $5 per night discount; must present active membership card.  Seniors (age 60+) and Active Military receive a $5 per night discount; must show proof of ID. 

Guests staying 7 nights in succession will receive 1 night free.    

Methods of Payment and Refunds

Credit Cards Accepted:
Master Card, Visa, Discover Card, and American Express. 

We accept cash payments, but must have a valid credit card number on file.  Checks are not accepted.   

Tax

Tax of 7.4% is additional to the rental rates.

Arrivals and Departures

Check in time:  4 PM – 9 PM

Please call ahead to make arrangements for late arrival.

Check out time: 11 AM

Telephones

Telephones are provided in most of our cabins and lodge rooms. Local calls are free; long distance calls are not, and will be charged to your credit card upon checkout.

Pets

Pets are welcome in selected rooms/cabins at a charge of $10 per night per pet. Limit of 2 pets per cabin/room. Pets left alone in your cabin/room must be crated and must be on a leash when taken for a walk. Owners must disclose when making a reservation they will be bringing a pet. Owners are responsible for cleaning up after the pet when taken for walks and disposing of waste appropriately. Pet “accidents” in your cabin/room will result in a $35 cleaning fee charged to your credit card.

Returned Items

If you leave an item behind, please let us know, and we will be happy to return the item to you via the US Postal Service. The postage amount plus a $5 handling fee will be charged to your credit card.

Damages

We expect our guests to take good care of our facilities while they are here. Any destruction or damage of property, intentional or accidental, will result in proportional or full replacement charges to your credit card.

All of our rooms and cabins are non-smoking.  If evidence of inside smoking is found, or if your room or cabin smells extremely like smoke, a $100 fee will be added to your credit card.
